Kitchen and bath drains

My kitchen sink is backing up

Most kitchen lines clog from grease that cooled on the pipe wall and caught food behind it. A jet clears the wall; a cable only opens a hole in it.

Do this first

  • Stop using the sink, the dishwasher and the disposal.

  • Don't pour drain cleaner in: the operator will have to work through it.

  • Look for a cleanout cap on the pipe in the basement or crawl space.

  • Text us a photo of the cleanout and the drain.

Signs it's the line

When it's the pipe, not the sink

  • More than one fixture is slow

A tub and a sink on the same branch both drain slowly.

  • Gurgling

A toilet bubbles when the washer drains.

  • A smell that comes and goes

Stale water at a floor drain, stronger after a rain.

  • Water at the basement drain

Water rises in the floor drain when a fixture upstairs runs.

Usual causes

What is usually in the pipe

  • A kitchen with granite counters, an undermount sink and white cabinets

    Kitchen: grease and food

Warm grease cools on the pipe wall and traps starch and coffee grounds behind it.

    • A jet pass strips the wall

    • A second pass for a thick coating

  • A beige-tiled walk-in shower with black fixtures and a mosaic band

    Bath: hair and soap scum

Hair wraps around the trap arm and soap binds it into a plug.

    • Often a cable is enough

    • A jet if it comes back

  • A finished basement laundry room with a washer, a dryer and a utility sink

    Laundry: lint and detergent

Lint settles in the standpipe and the horizontal run behind the machine.

    • A standpipe and trap pass

    • Check the hose clamps too

Questions about home drains

Will jetting hurt my old pipes?

High pressure can stress a weak pipe, so on an older home the operator can look with the camera first and tell you if jetting is a good fit. Cast iron with scale takes a gentler setting; a cracked clay pipe doesn't get jetted at all.

Do I need to be home?

Someone over 18 needs to be home to open the door to the cleanout and sign off. For a tenant's unit, the manager can authorize it.

How long does a home line take?

A single bath or kitchen line is a short visit. A main line with a camera look takes longer, and the operator tells you the time before starting.

Should I use chemical openers first?

Please don't. They sit in the pipe, they can burn skin, and the operator has to work around them. Hot water and a plunger are fine.
